Gas Update - 8/21/12

GOOD NEWS

Peter spoke with Dennis McCaffrey today and we are a go on the gas install. Details below:

1. We will sign a contract on Friday 8/24.
2. Nstar will cover the cost of the police detail and the permit.
3. They will bring the line from about 50' in on the Fuller Village property, under the wall and to the 1431 driveway.  Then they will route it to the area where the oil fills currently enter the house.

ISSUE #1 - It is possible that the town will deny the permit if the street is younger than 5 years old.  At that point Archia will have to approach either the Highway Department or the DPW (or both) to state our case.  This should resolve it.  They may have us do an infrared repair to the paving which would be an extra cost to us.

ISSUE #2 - Nstar will not be responsible for any damage to the wall on the Fuller Hill side but do not forsee any issues.  However, if there is damage the repair will be our responsibility.

Meeting Notes - 8/17/12

1. Cannot apply for building permit until plans and engineering is available.  JB expects them to be ready by Tuesday 8/21.
2. Need to set up meeting with pool company to go over questions.  Including: slide, lighting, stairs.
3. Need to set up meeting with Clients and Cabinet Co. soon to discuss details.
4. Met with Barry Cullen.  He will start AC Installation next week.  Need to schedule meeting with PJM to discuss installation and vent locations.
5. Existing leaded windows to be tuned up on a T&M basis.
6. Copper estimate will be submitted next week.
7. Still no word on gas.  Dennis McCaffery will drop in on the neighbor next week to see if he can jump start this.  

Gas Service Update - 5/30/12

5/30/12 - Spoke to Dennis McCaffery (dennis.mccaffery@us.ngrid.com) - he thinks that the project is do-able, but could take us to next year to get it all completed. Usually they don't like to go across private property to tie in, but since he is so familiar with this area and Fuller Village has already granted an easement, he will work on it (although he said he wasted tons of time on this a couple years ago for the neighbors - he will try to get me their name - and was frustrated when they just terminated pursuing the gas connection without informing him). 

He said he will go out to the site today and figure out a price (accurate within a couple thousand dollars), it will be created operating under the assumption that Fuller Village will allow an easement to tie in to their pipe. He will meet me next Wednesday morning at the site to review all aspects of the process. If Fuller Village agrees to the easement, then National Grid will seek approval from the Town of Milton (a rubber stamp process). I will email Barry Cullen to see if he can join us.

He says that once the abutters are notified of the hearing, a lot of others might want to jump on the bandwagon, which will slow the process, but possibly (not definitely, though) make for economies of scale. He thinks that it probably wouldn't get completed this year, but the Millingtons might consider using propane for this coming winter and then switch to gas once the job is completed.

Spoke to Barry, he will try to reach Dennis now to see if he has better luck. Barry spoke to Dennis about a month ago and he said that the closest existing line is 230 feet from property, and that Dennis said he was extremely familiar with area because he had been through this before.
