Cabinetry Shop Review
Millington cabinetry shop drawings review:
1) Bar
a. Sub-Zero fridge drawers are fine – we’ve widened them to 27” (See A3.1) OK
b. Our stiles on the door are a lot thinner (1¾”) We showed the MIllingtons a door sample that they liked and approved. Do you need us to change this?
c. Toe kick should have feet like other cabinetry in kitchen (see attached detail (A3.4) for profile) OK
d. Upper cabinet doors – looking at the elevations we think we should go with four doors instead of five. See attached detail (A3.4) OK
e. Depth of uppers in bar should be 12” OK
f. Bar backsplash should be 3”x6” subway tile. OK
g. We’d like to add (2) 1½” thick brackets supporting the uppers in the bar. OK
2) Kitchen
a. Range – remove ovens and add pan drawers OK
b. Metal range hood would be best. OK
c. Warming drawer below double ovens OK
d. Profile of legs on island doesn’t appear to match original design. See full-scale drawing on A3.4 Will change
e. Upper tier of drawers in island should be full overlay, and their vertical dimension should be 5” (one inch less than the upper block of the legs (see A3.4)). The face of those drawers should be flat with no bead or other moldings, and should project about an ¾” forward of the face frame below (but should still be at least an inch back from the upper block of the legs). The rail below the drawers in the middle section of the island should not be visible below the bottom of the drawer face. These drawers may have to be shallower than the others to accommodate the hidden rail, but the face should have the same vertical dimension (5”) as the other top drawers. Let us know if this will be feasible. Will get back to you.
f. We have a revised profile for the cabinet cornices, which is shown on A3.4. OK
g. Toe kick feet under wall ovens should be symmetrical (the one on the right is too far over). All feet should be in the same plane as the face frame of the cabinets. Will change
3) Sitting Room
a. TV cabinet looks fine – but we need to add a way to access the space in the back form the pantry. We will propose something
b. Wainscotting details are attached (A3.2), including a new chair rail profile. The sitting room cabinetry profiles should match these. OK
c. We’d like to add a shallow recessed panel to the cabinet doors below the TV. 2” stiles and rails. OK will look at
4) Master Bath
a. Note that our sheet A3.2 has been renamed A3.5. OK
b. See attached drawing A3.6 for specific profiles on master bath make-up table and vanity. OK
c. Side elevation of vanity has been modified (see A3.5) OK

Thursday Meeting Notes
Attendees: PJM, JB Clancy, PBS, Mike Norton's, Dan Colella, John Folsom
- Cabinetry - Went over shop drawings for kitchen cabinets.
- Confirmation of refrigerator configuration.
- Will change out range to Wolf range top.
- Electrical - Went over lighting plans for Kitchen and Master Bath
- JB will update plans. John Folsom is on board with all changes
- Added locations for speakers.
- Surround sound in sitting area.
- 2 speakers in kitchen - sited front to back.
- 2 speakers in wet bar area of kitchen - sited front to back.
- 2 speakers in breakfast nook
- More to come from Electrician.
- Flooring - NOTE: Breakfast nook will be hardwood flooring not tile.
- Millingtons tasks
- Need bathtub and faucet for the Master Bath
- Need to confirm Range top choice for Main House (MH) kitchen
- Determine what electrical will be needed for makeup table as well as lighting.
- Carpentry - Wet bar area of the kitchen will have its ceiling lowered enough to cover the 2" drain pipes that had to be installed at the ceiling.
- Landscaping - Kevin will pull out hedges between garden and pool.
- Painting - Walked through with Paul Schroeder.
- Went over all issues with paint and plastering.

NOTES, Extras, Friday Topics - 10/3/12
Today:
- We found the water line from the main house to the Guest house. An east fix.
- We trenched from the street to the house for new electric service. It will be inspected and backfilled tomorrow.
- We continued on with saw cutting.
- Spoke with Barry about gas service and worst case scenarios. Will update on Friday.
- Removed all existing gutters and downspouts so that the painters can get in and paint the eaves before installing new gutters.
- Confirmed copper start date of 10/10/12.
Masonry Extras - There is some masonry that needs to be dealt with that we are doing on a T&M basis.
- The parapet wall on the breakfast nook needed to be partially rebuilt. It was structurally undermined when we uncovered it. The chimney wall in the master bedroom will be parged to repair the failing mortar joints. Fully parging the section instead of treating each mortar joint will be significantly less expensive while granting a layer of moisture barrier. Estimate: $2,880.00
- We would like to discuss the raising of the height of the parapet wall to equal the code height for a railing. This height would be 36" off of the deck. The mason could raise the brickwork to the required height which would be approximately at the height of the window sill adjacent. Estimate: $6,000.00
- Repair of brick walls after sawcutting and beam installation. Estimate: T&M

- New structural beam at entry to master bedroom. Estimate: T&M
- New structural beam at dining room wall. Estimate: T&M
- Head off floor framing for range hood hole. Estimate: T&M

Kitchen Plan Updates - 8/28/12
1) Pantry has been widened – this will increase your storage 2x. There will be a lot to massage here and I expect working with the cabinet maker through the shop drawing phase will allow us to tune the design to maximize storage both for the pantry and the TV cabinet.
2) Kitchen vent is now behind a panel above the upper cabinet on the cooktop wall.
3) TV Room ceiling has been raised. There is a soffit above the TV cabinet to hide the pipe but overall the ceiling is as high as we can make it.
4) Screen next to stair has been eliminated. I am still showing a low wall here as I think this will be easier than building open tread stairs and will not impact light into the room. I have also wrapped some paneling around the wall in this sitting room to make it feel cozier and to pick up the paneling in the TV cabinet.
5) Small pilaster added near stair for plumbing chase for laundry sink.
6) A small closet was added to left of dining room doors.
7) Microwave flipped to be on cooktop side of island.
8) Middle stile between ref and freezer has been removed. Cabinet to left of cooktop widened 2”.
9) Bar cabinet widened to keep the elevation balanced. More storage.
10) Ref drawers added to bar area.
11) Cereal cabinet added to right of double ovens.

Meeting Notes - 8/17/12

- Cannot apply for building permit until plans and engineering is available. JB expects them to be ready by Tuesday 8/21.
- Need to set up meeting with pool company to go over questions. Including: slide, lighting, stairs.
- Need to set up meeting with Clients and Cabinet Co. soon to discuss details.
- Met with Barry Cullen. He will start AC Installation next week. Need to schedule meeting with PJM to discuss installation and vent locations.
- Existing leaded windows to be tuned up on a T&M basis.
- Copper estimate will be submitted next week.
- Still no word on gas. Dennis McCaffery will drop in on the neighbor next week to see if he can jump start this.

Meeting Notes - Clancy
Meeting Notes from architect meeting.
Attendees: Peter Millington, JB Clancy. Peter Stames absent.
- Revised Mudroom: This is the biggest change. We have returned most of the elements around the mudroom back to how they exist. So no new exterior doors, windows, floor framing, etc. The only change will be a cabinet above the stair to the basement. It looks like we could have a 3’ plus deep cabinet about 4’ wide and still have headroom to the basement.
- Island: Has been reduced to 12’ in length. Also attached are some inspirational images for the island/table. This shows a marble top but we have talked about a wood top. This is the large work table in the Breakers down in Newport.
- Structural: I spoke to Helene. It looks like steel beams will be required for both openings. They will fit in the sizes I have shown on the interior elevations.
- Ceiling Heights: I sent these to you earlier but will need one final confirmation once the framing drawings are done.
- Kitchen Beams: Will be stained Oak to match entry beams.
- Cabinets: Will be painted.
- Flooring: Will match the rest of the house including the borders.
- Cooktop: now 48” wide.
- Freezer: now 30” wide instead of 24”. Cabinets would be reduced to reflect the new sizes.
- Opening in garage: is now been reduced to 4’ which is I think the size you had initially recommended. If it is not we will stick with your original size.
- Microwave: I am suggesting the Wolf combo convection microwave oven but still need to confirm this with Pete.
