Monday Meeting Notes for 12/10/12

1)      General overview and review of Kitchen and Master Bath Interiors. 
2)      Kitchen

• Review top of Island - Wood or stone Pete is going to review with Anne.  Leaning toward stone.  PS will supply images or samples of "Super White" granite
• Microwave in Island – drawer or door?

Meeting Notes - 9/27/12

"Hi Pete and Anne:

Peter Stames and I met at the site this morning to review progress.  They are moving quickly and it is exciting to see the spaces begin to take shape. 

Peter and I spent a long time up in the Master Bathroom tuning the dimensions.  We arrived at a plan that I really like.  See attached. 

What we were struggling with at first was the space between the tub and the vanities.  I know we have spoken about this before and looking at in the space it felt tight.  So our solution was to recess the wall where the vanity is and match the walls  of hall and the toilet closet projection.  This gave us a nice recess in the wall to tuck the vanity into.  It also left enough room in front of the toilet so it would not feel too tight.  We held the shower width at 50” which will give you a clear dimension inside after the tile is on of 48”.  We also narrowed up the width of the toilet room to 42” and were then able to center a 6’ vanity on the window behind the tub. Peter is also holding the wall height down to allow for transom windows above the sink mirrors.  We will be able to review all of this tomorrow on site.  I will plan on being at that meeting. 

I think the room feels much more balanced now. 

Everything else looks good – the opening between the kitchen and TV room is spectacular."

Kitchen Plan Updates - 8/28/12

1)      Pantry has been widened – this will increase your storage 2x.  There will be a lot to massage here and I expect working with the cabinet maker through the shop drawing phase will allow us to tune the design to maximize storage both for the pantry and the TV cabinet. 

2)      Kitchen vent is now behind a panel above the upper cabinet on the cooktop wall. 

3)      TV Room ceiling has been raised.  There is a soffit above the TV cabinet to hide the pipe but overall the ceiling is as high as we can make it. 

4)      Screen next to stair has been eliminated.  I am still showing a low wall here as I think this will be easier than building open tread stairs and will not impact light into the room.  I have also wrapped some paneling around the wall in this sitting room to make it feel cozier and to pick up the paneling in the TV cabinet. 

5)      Small pilaster added near stair for plumbing chase for laundry sink.

6)      A small closet was added to left of dining room doors. 

7)      Microwave flipped to be on cooktop side of island.

8)      Middle stile between ref and freezer has been removed.  Cabinet to left of cooktop widened 2”. 

9)      Bar cabinet widened to keep the elevation balanced. More storage. 

10)   Ref drawers added to bar area. 

11)   Cereal cabinet added to right of double ovens.

Meeting Notes - 8/24/12

Structural

• The opening to dining room from kitchen - we will leave the right hand side of the door (as facing the kitchen from the dining room) where it is and widen it 6' to the left.  Ideally there will still be 6' left before the corner for furniture.
• The opening from the kitchen to the breakfast room will be the same height as the window over the sink and the new door to the back yard (approx. 94" high).  All other openings to match existing heights.
• The opening from the hall to the kitchen will be 7'-0" and be centered on the opening to the breakfast room.
• The opening to the breakfast room will be 7'-0" and be centered on the windows of the breakfast room.
• Kitchen Ceiling - 
• The ceiling in the wet bar area of the kitchen will be dropped to cover the 2" plumbing that is exposed in the corner of the room by the dining room.
• The ceiling in the main kitchen will be raised to the existing joists.
• The ceiling in the sitting area of the kitchen will be continued at the height that it is currently dropped to in order to keep plumbing hidden and aid the laundry plumbing.

Guest House

• We discussed the location for the laundry.  PBS suggest the possibility of moving it into the closet in the living area.  This opens up options of the space adjacent to the kitchen becoming a pantry.  We would need to frame the closet into the utility room some to accommodate.

Kitchen 

• PJM mentioned that he would possibly like an inlaid design at the kitchen floor outside the breakfast room.

Kitchen Revisions - 8/2/12

Peter Millington, Peter Stames

1. Discussed masonry at mudroom door and window and determined that we would not need to do the arched soldier course above the header.
   
2. The kitchen island will be priced as white oak stained brown.
   
3. The beams in the kitchen ceiling and the timber arches will be stained white oak.
   
4. The breakfast room restoration estimate will include:
• Removing the timber and herring bone veneer to the substrate.
• Replacing the timbers with Cedar (?) and we will price infilling with herringbone brick and stucco and another panel scenario for best budget/aesthetic.
• Remove tile floor
• Remove floor framing
• Install "rat" slab and vapor barrier
• Install cross ventilation?
• Reframe and insulate for installation of new hardwood floor.
• Deck above to be ipe' on sleepers.
• Install extra scupper for water removal
• Rubber roof below sleepers,
• Install brick or wrought iron rail to bring perimeter walls to 36" minimum off decking.
  
5. We discussed location of a Laundry Room.
• Scenario 1 - Would ideally be located in the room next to the blue bathroom on the second floor.  This would entail installing a soffit above the entry door that would possibly compromise the top cabinet door but would allow us to connect into the appropriate vent.  This scenario still needs more confirmation.
• Scenario 2 - would be directly across the hall.  This is the easier of the 2 scenarios since there is venting available on that side of the house.
  
6. The chimneys are being priced as:
• Removed to below limestone.
• Limestone replaced with granite.
• Scenario 1 rebuilt in same detail.
• Scenario 2 rebuilt with simpler detail as value engineering
