Status Update 2/26/13

Tile - Starting today in baths that are ready.  Waiting on Tile confirmation for Kitchen and master bath from JB. Mudroom tile has been ordered and should be in this week.  Jambs at Offiec shower to be Carrera.  All thresholds to be Carrera.

HVAC - Radiant heat in the kitchen and the mudroom should be installed by end of day today and pressure tested.  Low profile radiators


Bath Hardware - Laura Lee and JB will be putting together a list of hardware for the baths.

Flooring - Hardwood flooring will be starting in the kitchen on Thursday or Friday.  There will be no medallion at this point.

Stucco - We will be meeting with our stucco company to look at reproducing the textured walls in the kitchen and touching up the other areas in the house next Tuesday.  

Shower Glass - Has been installed in the Guest House.

Hardwood Flooring

Hardwood flooring has been contracted and will start as soon as plaster is completed in each area with appropriate drying time.  We will focus on the kitchen first.  Once plaster is completed Barry will install the radiant subfloor and hardwood will follow directly behind him.  Sanding and 2 coats of finish will follow the flooring installation. The final coat of finish will be at end of this phase of work after cabinets and appliances and painting is completed.

Thursday Meeting Notes

Attendees: PJM, JB Clancy, PBS, Mike Norton's, Dan Colella, John Folsom

  • Cabinetry - Went over shop drawings for kitchen cabinets.  
    • Confirmation of refrigerator configuration. 
    • Will change out range to Wolf range top. 
  • Electrical - Went over lighting plans for Kitchen and Master Bath
    • JB will update plans.  John Folsom is on board with all changes
    • Added locations for speakers. 
      • Surround sound in sitting area.
      • 2 speakers in kitchen - sited front to back.
      • 2 speakers in wet bar area of kitchen - sited front to back.
      • 2 speakers in breakfast nook
    • More to come from Electrician.
  • Flooring - NOTE: Breakfast nook will be hardwood flooring not tile.
  • Millingtons tasks
    • Need bathtub and faucet for the Master Bath
    • Need to confirm Range top choice for Main House (MH) kitchen
    • Determine what electrical will be needed for makeup table as well as lighting.
  • Carpentry - Wet bar area of the kitchen will have its ceiling lowered enough to cover the 2" drain pipes that had to be installed at the ceiling.
  • Landscaping - Kevin will pull out hedges between garden and pool.
  • Painting - Walked through with Paul Schroeder.
    • Went over all issues with paint and plastering.

Meeting Notes - 8/24/12

Structural
  • The opening to dining room from kitchen - we will leave the right hand side of the door (as facing the kitchen from the dining room) where it is and widen it 6' to the left.  Ideally there will still be 6' left before the corner for furniture.
  • The opening from the kitchen to the breakfast room will be the same height as the window over the sink and the new door to the back yard (approx. 94" high).  All other openings to match existing heights.
  • The opening from the hall to the kitchen will be 7'-0" and be centered on the opening to the breakfast room.
  • The opening to the breakfast room will be 7'-0" and be centered on the windows of the breakfast room.
  • Kitchen Ceiling - 
    • The ceiling in the wet bar area of the kitchen will be dropped to cover the 2" plumbing that is exposed in the corner of the room by the dining room.
    • The ceiling in the main kitchen will be raised to the existing joists.
    • The ceiling in the sitting area of the kitchen will be continued at the height that it is currently dropped to in order to keep plumbing hidden and aid the laundry plumbing.
Guest House
  • We discussed the location for the laundry.  PBS suggest the possibility of moving it into the closet in the living area.  This opens up options of the space adjacent to the kitchen becoming a pantry.  We would need to frame the closet into the utility room some to accommodate.
Kitchen 
  • PJM mentioned that he would possibly like an inlaid design at the kitchen floor outside the breakfast room.

This Week - 8/24/12


  1. We have started demolition on the Guest House.  
  2. Carpets have been removed in the Guest House and we have found a small area at the top of the stairs that is plywood and needs to be replaced with hardwood flooring.
  3. The bedroom window that we are repairing has significant rot.  We had planned to repair the rot damage but would like to suggest raising the window up to 6" to allow proper flashing and avoid a recurring issue.  We can discuss this at our Friday meeting.
  4. They are continuing on with demolition in the Main House.
  5. Met JB on site 8/21 and he mentioned that w should have the permit set of plans by 8/22
  6. Bees came back.  Gave them another treatment on 8/21.
  7. Barry will be submitting a proposal for installing dehumidifiers 8/21.  These will need to be installed before the mold remediation can happen and be effective.
  8. Mike will look at all of the in-ground downspout pipes to make sure they are in working order to connect to with the new downspouts.
  9. We will submit an estimate for copper and chimneys by 8/22

Meeting Notes - Clancy


Meeting Notes from architect meeting.
Attendees: Peter Millington, JB Clancy.  Peter Stames absent.

  1. Revised Mudroom:  This is the biggest change.  We have returned most of the elements around the mudroom back to how they exist.  So no new exterior doors, windows, floor framing, etc.  The only change will be a cabinet above the stair to the basement.  It looks like we could have a 3’ plus deep cabinet about 4’ wide and still have headroom to the basement.
  2.  Island:  Has been reduced to 12’ in length.  Also attached are some inspirational images for the island/table.  This shows a marble top but we have talked about a wood top.  This is the large work table in the Breakers down in Newport. 
  3. Structural:  I spoke to Helene.  It looks like steel beams will be required for both openings.  They will fit in the sizes I have shown on the interior elevations. 
  4. Ceiling Heights:  I sent these to you earlier but will need one final confirmation once the framing drawings are done.
  5.  Kitchen Beams:  Will be stained Oak to match entry beams. 
  6. Cabinets:  Will be painted.
  7. Flooring:  Will match the rest of the house including the borders. 
  8. Cooktop:  now 48” wide. 
  9. Freezer: now 30” wide instead of 24”.  Cabinets would be reduced to reflect the new sizes. 
  10. Opening in garage: is now been reduced to 4’ which is I think the size you had initially recommended.  If it is not we will stick with your original size. 
  11. Microwave:  I am suggesting the Wolf combo convection microwave oven but still need to confirm this with Pete.
