Meeting Notes - 8/24/12

PJM, JB Clancy, PBS

Structural
  • The opening to dining room from kitchen - we will leave the right hand side of the door (as facing the kitchen from the dining room) where it is and widen it 6' to the left.  Ideally there will still be 6' left before the corner for furniture.
  • The opening from the kitchen to the breakfast room will be the same height as the window over the sink and the new door to the back yard (approx. 94" high).  All other openings to match existing heights.
  • The opening from the hall to the kitchen will be 7'-0" and be centered on the opening to the breakfast room.
  • The opening to the breakfast room will be 7'-0" and be centered on the windows of the breakfast room.
  • Kitchen Ceiling - 
    • The ceiling in the wet bar area of the kitchen will be dropped to cover the 2" plumbing that is exposed in the corner of the room by the dining room.
    • The ceiling in the main kitchen will be raised to the existing joists.
    • The ceiling in the sitting area of the kitchen will be continued at the height that it is currently dropped to in order to keep plumbing hidden and aid the laundry plumbing.
Guest House
  • We discussed the location for the laundry.  PBS suggest the possibility of moving it into the closet in the living area.  This opens up options of the space adjacent to the kitchen becoming a pantry.  We would need to frame the closet into the utility room some to accommodate.
Kitchen 
  • PJM mentioned that he would possibly like an inlaid design at the kitchen floor outside the breakfast room.

This Week - 8/24/12


  1. We have started demolition on the Guest House.  
  2. Carpets have been removed in the Guest House and we have found a small area at the top of the stairs that is plywood and needs to be replaced with hardwood flooring.
  3. The bedroom window that we are repairing has significant rot.  We had planned to repair the rot damage but would like to suggest raising the window up to 6" to allow proper flashing and avoid a recurring issue.  We can discuss this at our Friday meeting.
  4. They are continuing on with demolition in the Main House.
  5. Met JB on site 8/21 and he mentioned that w should have the permit set of plans by 8/22
  6. Bees came back.  Gave them another treatment on 8/21.
  7. Barry will be submitting a proposal for installing dehumidifiers 8/21.  These will need to be installed before the mold remediation can happen and be effective.
  8. Mike will look at all of the in-ground downspout pipes to make sure they are in working order to connect to with the new downspouts.
  9. We will submit an estimate for copper and chimneys by 8/22

Meeting Notes - 8/17/12

  1. Cannot apply for building permit until plans and engineering is available.  JB expects them to be ready by Tuesday 8/21.
  2. Need to set up meeting with pool company to go over questions.  Including: slide, lighting, stairs.
  3. Need to set up meeting with Clients and Cabinet Co. soon to discuss details.
  4. Met with Barry Cullen.  He will start AC Installation next week.  Need to schedule meeting with PJM to discuss installation and vent locations.
  5. Existing leaded windows to be tuned up on a T&M basis.
  6. Copper estimate will be submitted next week.
  7. Still no word on gas.  Dennis McCaffery will drop in on the neighbor next week to see if he can jump start this.

This week - 7/6/12


  • Met with JB today 7/3.  He seems ready to put together pricing plans.  Said he might have by this Friday.
  • Demo guys were finishing up today.  Had some extras required by the plumbers to get to the guest bath and the master bath plumbing.  Opened up ceiling in left garage and in exterior stairs to basement to access plumbing to guest bath.  Opened basement hallway ceiling to access master bedroom plumbing.  Both of these items will be folded into their prospective bath renovation costs.  We will also take down the strapping in the existing kitchen area.  The strapping in the new kitchen area toward the front of the house will remain. 
  • We have started doing exploratory surgery on the sunroom to see what the process and cost will be for restoration.  
  • Asbestos remediation will begin on Thursday.
  • Still setting up walk throughs for copper repair.  
  • Brendan McCarthy is scheduled for later this week to come in and assess the chimney repair work.
  • Still waiting on quotes for: Copper repair, Guest bath plumbing, Main window restoration.

Notes 6/6/12

Today we will be meeting Kim Cleary from Cleary and Sons Window Restoration company to go over the window issues and get an estimate for repairs.

Change Order #4 for Extra Kitchen Demo has been submitted and verbally agreed to by PJM.  Need signed copy.  Work started 6/5 and will be finished 6/7.

Change Order #5 for Guest Bath Demo was submitted 6/6.  Waiting on signed approval and will get started.

Guest house renovation estimate is coming together.  Should have early next week.

Basement mold remediation estimate is in the works.  Should have early next week.

Chimney Demolition - Applying for permit today.  Will take down when weather is clear.

Design question:  The ceilings in the different parts of the kitchen are at different heights.  Can we get a determination on ultimate ceiling height so that we can prepare for that?

Notes 5/30/12

Windows - Started working on windows.   Will get estimates for replacing just the sash in the storm windows.  That seems to be the biggest time sync.

Need to talk to the clients about water damage repair in other areas of the house.

Mold Remediation - Met with Servpro regarding the mold remediation in the basement today.  They suggested we bring in our hygienist to do air-quality and surface quality tests.  They will make recommendations of appropriate companies for this service.

  • We will also be meeting with two other mold remediation and water damage companies.
  • They recommend staying out of the basketball court due to the amount of mold in there and the current lack of ventilation.



Stone Walls - Met with Jaime Cordeiro to discuss stone wall repairs and alterations.  He had already generated estimates and will pass on to us.  

  • He recommended leaving the pool patio and pouring an new layer of mortar over and laying bluestone over that.  Then cutting back existing coping and installing new bluestone coping.  The brick walkway coming from the guest house would need to be relayed in part due to the new height of the pool surround.
  • We will need to talk to the town to determine what the constraints are for building and/ or rebuilding the wall adjacent to the street.
  • Slate patios to the back yard need attention.  Repointing at the least and resurfacing would make them more in keeping with the style of the house.  
  • Concerns about the length of the large stone wall moving include:
    • Bringing utilities underneath due to the depth of footing needed.  We can locate these in the space designated for a gate.  Need to determine size of gate desired.
    • Depending on which direction the wall goes in its new location we may need more stone.  There is a shorter wall at the back of the property that could be salvaged for this if necessary.
    • The stone retaining wall at the back of the property is leaning precariously toward the guest house end.  We suggest taking it down in this area and rebuilding.  Jaime is pricing. 
    • Patio behind Guest House (GH) would be rebuilt with bluestone over compacted stone dust.  This area would also need a railing.  The stairs are salvageable.
Pest Control - We had a pest control company come through and take care of the be hive at the right chimney and then go over the property for all other types of pests.  Waiting on report.

Chimney - As requested we will wait on taking down the main structure of the chimney until further notice.
