Note:  The Guest house patio is estimated with one of the above pavers.  The Millington's have requested a different material (Unilock "RichCliff" with the border).  This material will increase the cost of both patios by $3.00 SF.

Friday Meeting Itinerary - 10/12/12

1. Meet with painter and plasterer.
• Discuss potential colors.
• Staining - any wood work staining and natural finishing is not included in painting numbers and will be estimated and done by a separate company.
• Understanding of plaster and texture challenges.

NOTES, Extras, Friday Topics - 10/3/12

Today:

• We found the water line from the main house to the Guest house.  An east fix.
• We trenched from the street to the house for new electric service.  It will be inspected and backfilled tomorrow.
• We continued on with saw cutting.
• Spoke with Barry about gas service and worst case scenarios.  Will update on Friday.
• Removed all existing gutters and downspouts so that the painters can get in and paint the eaves before installing new gutters.
• Confirmed copper start date of 10/10/12.

Masonry Extras - There is some masonry that needs to be dealt with that we are doing on a T&M basis.

1. The parapet wall on the breakfast nook needed to be partially rebuilt.  It was structurally undermined when we uncovered it. The chimney wall in the master bedroom will be parged to repair the failing mortar joints.  Fully parging the section instead of treating each mortar joint will be significantly less expensive while granting a layer of moisture barrier. Estimate: $2,880.00
   
2. We would like to discuss the raising of the height of the parapet wall to equal the code height for a railing.  This height would be 36" off of the deck.  The mason could raise the brickwork to the required height which would be approximately at the height of the window sill adjacent. Estimate: $6,000.00
   
3. Repair of brick walls after sawcutting and beam installation. Estimate: T&M

Meeting Notes - 9/27/12

Peter Stames, JB Clancy

Email from JB 9/27/12;

"Hi Pete and Anne:

Peter Stames and I met at the site this morning to review progress.  They are moving quickly and it is exciting to see the spaces begin to take shape. 

Peter and I spent a long time up in the Master Bathroom tuning the dimensions.  We arrived at a plan that I really like.  See attached. 

What we were struggling with at first was the space between the tub and the vanities.  I know we have spoken about this before and looking at in the space it felt tight.  So our solution was to recess the wall where the vanity is and match the walls  of hall and the toilet closet projection.  This gave us a nice recess in the wall to tuck the vanity into.  It also left enough room in front of the toilet so it would not feel too tight.  We held the shower width at 50” which will give you a clear dimension inside after the tile is on of 48”.  We also narrowed up the width of the toilet room to 42” and were then able to center a 6’ vanity on the window behind the tub. Peter is also holding the wall height down to allow for transom windows above the sink mirrors.  We will be able to review all of this tomorrow on site.  I will plan on being at that meeting. 

I think the room feels much more balanced now. 

Everything else looks good – the opening between the kitchen and TV room is spectacular."

Comcast is not available at the address. We will have to go to Verizon.  We will start that process tomorrow.

PERMIT RECEIVED - 9/26/12

Received approved building permit today.

Milton notes 9/21/12

Met with Peter Millington and Kevin O'Farrel.

Discussed landscaping and hard scapes. Kevin proposed pavers over compacted stone dust with polysand infill. His take is that the slabs are more prone to issues than the stone dust and the stone dust is easier to repair and maintain.
We also discussed wall rebuilding and relocation and grounds updating.  There will be an estimate coming.

PS met with our mason today regarding the breakfast room parapet wall and its repair.  We will repair the crumbling walls on a T&M basis.  Estimated to be in the $2k - $3k range.  We will also submit an estimate for raising the parapet walls to a height that equals code height for a railing 36".  This will be a decorative structure added to the top of the existing wall.  We will supply sketches for this as well.

Spoke to the building department they said that if they receive a section drawing today from JB they will have the permit ready by Monday or Tuesday.  Jb submitted that drawing at noon today.

Kitchen Plan Updates - 8/28/12

1)      Pantry has been widened – this will increase your storage 2x.  There will be a lot to massage here and I expect working with the cabinet maker through the shop drawing phase will allow us to tune the design to maximize storage both for the pantry and the TV cabinet. 

2)      Kitchen vent is now behind a panel above the upper cabinet on the cooktop wall. 

3)      TV Room ceiling has been raised.  There is a soffit above the TV cabinet to hide the pipe but overall the ceiling is as high as we can make it. 

4)      Screen next to stair has been eliminated.  I am still showing a low wall here as I think this will be easier than building open tread stairs and will not impact light into the room.  I have also wrapped some paneling around the wall in this sitting room to make it feel cozier and to pick up the paneling in the TV cabinet. 

5)      Small pilaster added near stair for plumbing chase for laundry sink.

6)      A small closet was added to left of dining room doors. 

7)      Microwave flipped to be on cooktop side of island.

8)      Middle stile between ref and freezer has been removed.  Cabinet to left of cooktop widened 2”. 

9)      Bar cabinet widened to keep the elevation balanced. More storage. 

10)   Ref drawers added to bar area. 

11)   Cereal cabinet added to right of double ovens.

Meeting Notes 9/7/12

Attendees: PJM, PS, JB Clancy

We will look into putting the humidifier, that is dedicated to the bb court, on the media room side of the wall and cut a vent through.

We will deliver a breakdown of the copper costs to PJM.

We are looking how the range venting will exit the building. It remains undetermined. JB feels that a soffit over the cabinets is an aesthetic compromise.

We discussed pool items including the reusing of the existing heater. Its approx. 2 years old. And looks to be in good shape.
